I have noticed that many area REO agents will plant a sign in the yard, put minimal information in the MLS and take only a couple of photos of the listing, which are typically cell phone photos. They usually take shots of the front and back only, which look pixelated and bland when viewed online. My company would have a professional photographer go to all listings to take high resolution and quality photos that pull through clearly from the MLS into other home search websites that the public uses such as Realtor.com, Zillow, Trulia….etc.. We would also upload 25 photos, the maximum allowed by our local MLS, because the public websites treat and rank listings preferentially based on the number of photos available.
We maintain multiple websites which automatically syndicate all of our listings to virtually every major website where buyers go to search online for homes. We are also a “Showcased Company” with Realtor.com, the number one real estate website for buyer traffic and homes viewed online by buyers. This means that our listings appear first with our logo and have an eye catching boarder. Customers can also link directly to our website from Realtor.com to obtain the listing agent and company contact information. I am currently working on a way to place a link on Realtor.com where buyers can click to “chat” with a realtor during certain hours. My goal is to allow buyers to have detailed property information at their fingertips and also advice and guidance on how to go about choosing and qualifying for a property. I have found that many buyers pass up foreclosures because they don’t have the funds to purchase a home and then repair or update it, they have no idea that there are programs and loans out there to give them these funds. If only we could share this knowledge with more buyers!
We have a mortgage partner with extensive experience with FHA’s 203k Rehabilitation loans. We also have an in house title company capable of handling REO transactions or just acting as a notary and performing closings. We have existing relationships with property investors and the contractors that they use to rehabilitate homes including plumbers, carpenters, painters, flooring installers and electricians. With all of our relationships and connections, we truly are the total package when it comes to real estate but we are able to do it with the eagerness, service and flexibility of a small company.
